Modern waterproof laminates handle rental use well, especially in lower-tier rental units when you still want a floor that will handle spills but excel at durability where the LVP upgrade isn't justified.

Carpet can be very cheap to replace, and choosing a loop construction will result in longer life than cut-pile, further extending your investment. Carpet is also very fast to install, so if you’re stuck on a tight timeline and need new flooring before tenants move in, carpet is much quicker and doesn’t require much subfloor prep.
